The Law Has Now Changed In Scotland Which Requires All Homes To Have Interlinked Smoke And Heat Alarms. Carbon Monoxide Detectors Are Also Required If You Have Carbon Burning Appliances Such As A Gas Boiler or Wood Burning Stove

What do I need to do?

Changes to the law

There are some major changes happening to the fire safety law in Scotland from February 2022 driven by the Grenfell tragedy in 2017, now is the time to take action to protect your home and your family. If you fail to make the changes in time and you have a house fire after February 2022, your home insurer could potentially refuse to payout.

Steps to take

The new smoke alarm Scotland regulation require all homes in Scotland to have interlinked fire/smoke and heat detection units fitted as well as additional carbon monoxide protection if your home uses any type of carbon fuel burning appliances. Our packs provide complete protection and are compliant with the new regulations

The law will require that at least one smoke alarm should be installed in the room that is most frequently used e.g. your living room, one additional alarm in each circulation space such as your hall or landing, a heat detector in every kitchen and a Carbon Monoxide detector in every room that has a carbon fuel burning appilance

Required by law

Landlords and homeowners are required to meet the minimum standards to be compliant with the regulations. However, it is strongly recommended to get the highest level of protection to create a safe living environment.

  • Hallways and Landings: Smoke Alarms
  • Living Room: Smoke Alarm
  • Kitchen: Heat Alarm
  • Every room with carbon fuel burning appliances : Carbon Monoxide Detector

Highest Level of Protection

To meet the highest protection advised by British Standard BS5839-6:2019, Smoke Alarms should be also installed in the dining area and each bedroom. This will help to detect alarms that are closer to the fire.

Additional rooms recommended having alarms

  • Bedroom: Smoke Alarm
  • Converted Loft: Smoke Alarm
  • Garage: Heat Alarm

Hear That Beep? It's Time to Check Your Smoke and Carbon Monoxide Alarm Network! Every home needs a guardian angel, and smoke alarms are some of the best around. But did you know they can work together to create a symphony of safety? We're talking about interconnected smoke alarms , and they're a game-changer for fire protection. What is Smoke Alarm Interconnection? Imagine this: you’re peacefully asleep when a fire starts in the basement. A traditional smoke alarm there might not wake you upstairs. But with an interconnected smoke detector, when one detects smoke, all the alarms in your house blare the warning, giving you precious time to escape. Interconnected fire alarms are crucial because they ensure immediate alert and safety by making all alarms go off together. Why You Need Interconnected Smoke Alarms Here’s the truth: fires don’t always start conveniently close to where you are. Interconnected alarms ensure everyone in your home gets the alert, no matter where the flames flicker. This is especially crucial for: Large houses: No more sleeping soundly through a basement blaze! Multi-level homes: Get that warning no matter if you’re tucked in upstairs or relaxing downstairs. Deep sleepers: The insistent chorus of alarms is more likely to rouse even the heaviest sleepers. Carbon monoxide alarms: Essential for detecting dangerous carbon monoxide levels, especially in addition to smoke and heat alarms . Heat alarms: Important for areas like kitchens where smoke alarms might trigger false alarms, ensuring comprehensive safety. How to Spot Interconnected Smoke Alarms: Look: See any wires connecting your alarms? That’s a sign of hardwired interconnection. You can also interconnect smoke detectors using a three-way switch with specific wire connections or opt for wireless interconnected smoke alarms. Listen: Test one alarm’s button. If all the alarms join the cacophony, you’ve got an interconnected system! Consult the Manual: Still unsure? Check the product information or reach out to the manufacturer. Additionally, ensure you have a carbon monoxide detector in the same room as any carbon-fuelled appliances like boilers, fires, non-electric heaters, or flues. Testing Your Interconnection: Testing is simple! Just press the test button on one alarm. If they’re interconnected, all the alarms should sound off like a well-rehearsed fire safety band. About The Law Change

  • Do you need interlinked smoke & heat alarms in Scotland?

Interlinked Smoke & Heat Alarms in Scotland: A Safety Requirement

In Scotland, it is mandatory for homes to have interlinked smoke and heat alarms. This regulation was established on February 1, 2022, to enhance home safety following the Grenfell Tower fire. The requirements are:

    • Smoke alarms: Install one in the living room (or most used room), and one in every hallway and landing.
    • Heat alarm: Install one in the kitchen.
    • Interlinking: All alarms must be interconnected, so they all sound when one is triggered.
    • Carbon monoxide detector: Required where there are carbon-fuelled appliances, but does not need to be linked to the fire alarms.

Homeowners must comply with these standards, ensuring installation within a reasonable period post-deadline..

  • Do I really need to make these changes?

Yes, it's imperative you make the changes before February 2022, the cost of not making the changes could be drastic.

If you have a house fire after February 2022 and your home insurer finds out you have not complied with the new law then they may refuse to payout.

It will also be a requirement to have the appropriate level of protection in place required by law when it comes to selling your property, this will be outlined in your home report when selling.

Local authorities will also have statutory powers to force compliance.

  • What types of housing will be covered by the new standard?

All homes will be covered by the new standard, as it is important that all homes should be safe for occupants regardless of tenure. It will be the property owner’s responsibility to meet the new standard, however, the legal duty to enforce the standard rests with local authorities. Where owners are unable to meet the standard, it is not a criminal offence.

  • Why is this legislation being brought in now?

Following the tragic fire at Grenfell Tower in London, a Ministerial Working Group on Building and Fire Safety was established to review Scotland’s building and fire safety regulatory frameworks. This legislation was introduced in January 2019 and will ensure that everyone in Scotland has the same level of protection whether they own or rent their home.

  • How long do I have to comply?

The regulations were due to come into force in February 2021, however, in light of difficulties caused by COVID-19, we sought and the Scottish Parliament agreed to delay the implementation of this legislation for a period of 12 months to February 2022.

However, installing alarms at the earliest opportunity will provide improved fire safety in your home.

  • I own my home – who will pay for these alarms?

Any costs will be the responsibility of homeowners and landlords. The cost of the alarms will vary according to what you currently have in place and the alarms you choose to install. We estimate that the cost for an average three-bedroom house which requires three smoke alarms, one heat alarm and one carbon monoxide detector will be around £200. This is based on using the type of alarms that you can install by yourself without the need for an electrician.

  • I already have smoke alarms, do I need to change them?

The answer is yes. Standard alarms which are not interlinked will not be compliant with the new law, they will need to be replaced with a series of new interlined alarms to adhere to the new law.
