From February 2022 the law is changing in Scotland which requires all home to have interlinked smoke and heat alarms. Carbon monoxide detectors will also be required if you have gas appliances such as a boiler or gas cooker

What do I need to do?

Changes to the law

There are some major changes happening to the fire safety law in Scotland from February 2022 driven by the Grenfell tragedy in 2017, now is the time to take action to protect your home and your family. If you fail to make the changes in time and you have a house fire after February 2022, your home insurer could potentially refuse to payout.

Steps to take

The new smoke alarm Scotland regulation require all homes in Scotland to have interlinked fire/smoke and heat detection units fitted as well as additional carbon monoxide protection if your home uses any type of carbon fuel burning appliances. Our packs provide complete protection and are compliant with the new regulations 


The law will require that at least one smoke alarm should be installed in the room that is most frequently used e.g. your living room, one additional alarm in each circulation space such as your hall or landing, a heat detector in every kitchen and a Carbon Monoxide detector in every room that has a carbon fuel burning appilance 

Required by law

Landlords and homeowners are required to meet the minimum standards to be compliant with the regulations. However, it is strongly recommended to get the highest level of protection to create a safe living environment.

Highest Level of Protection

To meet the highest protection advised by British Standard BS5839-6:2019, Smoke Alarms should be also installed in the dining area and each bedroom. This will help to detect alarms that are closer to the fire.

About The Law Change


  • Do I really need to make these changes?

    Yes, it's imperative you make the changes before February 2022, the cost of not making the changes could be drastic.


    If you have a house fire after February 2022 and your home insurer finds out you have not complied with the new law then they may refuse to payout.


    It will also be a requirement to have the appropriate level of protection in place required by law when it comes to selling your property, this will be outlined in your home report when selling.


    Local authorities will also have statutory powers to force compliance.

  • What types of housing will be covered by the new standard?

    All homes will be covered by the new standard, as it is important that all homes should be safe for occupants regardless of tenure. It will be the property owner’s responsibility to meet the new standard, however, the legal duty to enforce the standard rests with local authorities. Where owners are unable to meet the standard, it is not a criminal offence.

  • Why is this legislation being brought in now?

    Following the tragic fire at Grenfell Tower in London, a Ministerial Working Group on Building and Fire Safety was established to review Scotland’s building and fire safety regulatory frameworks. This legislation was introduced in January 2019 and will ensure that everyone in Scotland has the same level of protection whether they own or rent their home.

  • How long do I have to comply?

    The regulations were due to come into force in February 2021, however, in light of difficulties caused by COVID-19, we sought and the Scottish Parliament agreed to delay the implementation of this legislation for a period of 12 months to February 2022.


    However, installing alarms at the earliest opportunity will provide improved fire safety in your home.

  • I own my home – who will pay for these alarms?

    Any costs will be the responsibility of homeowners and landlords. The cost of the alarms will vary according to what you currently have in place and the alarms you choose to install. We estimate that the cost for an average three-bedroom house which requires three smoke alarms, one heat alarm and one carbon monoxide detector will be around £200. This is based on using the type of alarms that you can install by yourself without the need for an electrician.

  • I already have smoke alarms, do I need to change them?

    The answer is yes. Standard alarms which are not interlinked will not be compliant with the new law, they will need to be replaced with a series of new interlined alarms to adhere to the new law.

  • Will I need an electrician to install my new alarms?

    Our alarm systems do not require an electrician to install them, they can be easily installed yourself by using the cradles and screws provided.


    You can opt to have your alarms hard wired by an electrician but this can cost anywhere up to £2,000

  • How easy is it to install my alarms?

    Very easy! 


    Simply screw the fixture provided into the ceiling using the screws provided then twist and click your alarm into place

  • Do my alarms come with a guarantee?

    Yes, our alarms all come with a 5 years guarantee. The batteries are also included and will last at least 10 years.
